Tenant Placement Plus

Finding the right tenant takes more than posting a listing and reviewing applications. City Roots Properties manages the entire leasing process—from rental pricing and property preparation to marketing, showings, applicant screening, lease execution and move-in coordination.

Once the tenant is secured, we provide you with a complete and organized handoff so you have everything needed to manage the tenancy confidently.

Qualified placements are backed by our Six-Month Placement Protection, and owners seeking greater stability may request longer lease terms without paying a higher placement fee.

Strategic Rental Marketing

We create a professional, compelling listing designed to attract qualified renters and position your property competitively from the start. Our marketing includes a detailed rental analysis, optimized listing copy, high-quality photography, and broad exposure across leading rental websites and online platforms.

We actively manage inquiries, respond to prospective tenants, coordinate showings, and monitor market feedback throughout the process. If activity is slower than expected, we provide clear recommendations on pricing, presentation, or positioning to help reduce vacancy and secure the strongest possible tenant.

Thorough Tenant Screening and Fraud Prevention

Every applicant is evaluated using consistent qualification standards that include credit history, income, employment, rental history, eviction records and background screening where legally permitted. Because altered pay stubs, fabricated employment records and AI-generated financial documents are becoming increasingly difficult to identify, we go beyond reviewing documents at face value. When appropriate, applicants may be asked to complete secure bank-account verification so we can confirm recurring deposits, income patterns and available funds directly from the financial source.

We also compare information across the application, identification, credit report, employment records and financial verification to identify inconsistencies or potential fraud. Owners receive a clear screening summary and access to the underlying reports before making the final approval decision.
